How is EMI calculated?
EMI = P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1), where P = principal, r = monthly interest rate (annual rate ÷ 12 ÷ 100), n = total months. This is the standard reducing balance EMI formula used by all banks.
Should I reduce EMI or tenure after prepayment?
Reducing tenure saves significantly more interest overall. Reducing EMI helps if you need lower monthly outgo for cash flow. Most financial advisors recommend reducing tenure unless you have liquidity concerns.
What is an amortization schedule?
It's a complete table showing each EMI payment split into principal and interest components, along with the outstanding loan balance after each payment. Early payments have more interest; later payments have more principal.
